Follow these tips to create the best possible photos of your property.
Exterior Photos.
Try to take the exterior photos of your property in the middle of the
day when the sun is shining and
try to get a blue sky background. Remember, you can replace the images you have placed with your property advertisement, so if you take a better photo later, you can still include it.
For outside shots of the front and back of your house:
Put away rubbish bins and remove anything that will distract from the view of your house.
Remove any cars
from the driveway.
Try
not to include telephone poles,
wires and other houses in the
scene.
Trim your photos so that potential buyers can concentrate on your house.
Remove vehicles from driveway / front of home.
Shoot up-close & angled photos.
Avoid shade on the house.
Clear away vegetation blocking front door or path to door.
Emphasize space and shoot long.
Mow the lawn & trim bushes.
Remove evidence of pets.
Put away children's toys.
Avoid shooting into the sun.
Interior Photos.
Turn
on all the lights. If you need to, change light bulbs for higher wattage versions, giving you the maximum amount of light. Use a
flash if possible, the flash adds in
the correct colors and fills in
the shadows, making the room look
brighter.
More is better. House buyers
want to see more than just the
front of the house. Buyers also
want to get a look at the living
room, kitchen, dining room,
family room, master
bedroom/bathroom and the
back garden. Take photographs of every room. Even if you suspect the room won't photograph well, shoot it anyway because the photo quality just might suprise you and be useable.
Open drapes & blinds.
Focus on interesting details like the condition of a wood floor or a fireplace mantle.
Remove rubbish bins & close toilet lids in bathrooms.
Use floral arrangements in kitchens & dining rooms.
Avoid shooting into mirrors because your image will reflect.
Get a clear shot. Remove
clutter and junk from an area before
photographing it. Clear counter
space and remove fridge magnets,
children's toys, dirty dishes and any
other distractions.
Relocate appliances and furniture
to get the best
photos.
Use the best camera you can. Quality counts when taking
photos. A camera with a
wide-angle lens is ideal, but
'point and shoot' digital cameras
also can do the job. The latest mobile phones often have 2 MegaPixel (or higher) built in cameras, but if you can use a 'proper' camera, so much the better. Even the slightest camera movement can cause unclear photos. Use a tripod or brace yourself against a stationary object to hold the camera still. Some digital cameras come with image stabilization, another way to get clear images of moving subjects.
Set the camera on its highest
resolution.
Improve a shot using
basic photo-editing software.
Crop out ceilings or unnecessary
background, and
adjust the brightness or
contrast.

Pixenate.com.
For apartments, include
include shots of amenities in the area.
For all properties, you should include
photos of scenery that may interest potential housebuyers.
